Why Statesville works for first-time buyers
- Lower price points. Statesville's median sale price was about $310K in July 2026 (Redfin), well below the Lake Norman towns to the south.
- Room to negotiate. Homes took a median of about 59 days to sell and closed around 96% of list price. That leaves room to ask for closing-cost help or repairs.
- Options at every level. You'll find older brick ranches, early-2000s neighborhoods like Oaks at Brookgreen, and newer resale homes in Bell Farm and Hidden Lakes, plus new construction from the high $200s.
North Carolina down payment help
The North Carolina Housing Finance Agency (NCHFA) runs the state's main home buyer programs. You apply through a participating lender, not through the agency directly. Here's the summary as NCHFA describes it:
Up to 3% down payment help
For first-time and move-up buyers. It works with FHA, VA, USDA or conventional loans through a participating lender. Minimum credit score is 640 (660 for manufactured homes), and household income can't exceed the program limit ($158,000 as listed by NCHFA).
$15,000 toward your down payment
For first-time buyers (no home owned in the past 3 years), military veterans, and buyers in certain targeted areas. It's a 0% deferred second mortgage that's forgiven 20% per year in years 11–15. Income and sales price limits apply.
Program details summarized from NCHFA's NC Home Advantage Mortgage page and NC 1st Home Advantage page as of September 2026. Programs, limits and funding change, so confirm current terms with a participating lender. I'm a real estate agent, not a lender, and this isn't financial advice.
Other loan options to ask about
- USDA loans: Some addresses around Statesville and Troutman are in USDA-eligible areas, which can allow zero down for buyers under the income limits.
- FHA loans: Lower down payment and more flexible credit requirements.
- VA loans: For eligible veterans and service members, often with no down payment.
- Builder incentives: New-construction builders sometimes cover closing costs or buy down your rate if you use their lender. See my new construction guide.
